The case involved a builder attempting to construct a large building on a small neighboring lot, which required six variances from the local Zoning Board of Appeals (ZBA). The property owner used ChatGPT initially, then switched to Claude, to research zoning laws, variance rules, and property deeds. They uploaded plot plans and engineering designs directly into the AI tools for analysis.

The result: a complete set of legal objections that their lawyer used at the ZBA hearings. All six variance requests were challenged successfully.

This is a good example of where AI tools deliver clear, measurable value for non-technical users. Legal research is expensive. A few hours with an AI assistant won't replace a lawyer, but it can do the grunt work of reading through municipal codes, cross-referencing deed restrictions, and identifying the specific standards a variance application needs to meet. That's research that would otherwise cost hundreds of dollars in billable hours or simply not get done at all.

The ChatGPT-to-Claude switch is a pattern that shows up frequently in complex research tasks. ChatGPT tends to handle broad initial research well, while Claude's longer context window (the amount of text it can process at once) makes it better suited for uploading and analyzing lengthy documents like engineering plans and legal codes.
